We know that the whole process of buying a home can be very overwhelming and intimidating. That is why we are very careful about who we partner with to handle your financing needs. Our team of local financing experts are ready to guide you through the home buying process, explaining it step by step. We are committed to fast, professional, courteous, and personal service to help you understand and feel at ease throughout every part of the home buying process.
Our trained and certified lenders specialize in financing homes in our real estate market. They are prepared to find the right loan program with competitive rates and low down payments for you. The home buying process is different in every state, from the NC offer to purchase contract to our attorney closings. It is to your benefit that you use a local lender who you can sit down with you, guide you, and who knows North Carolina lending practices!
Denée Mueller of Prosperity Mortgage is located in my office, along with a team of 2 other lenders, which is very beneficial to you. It means that there will always be someone available in this fast-paced market to write us a specific pre-approval letter and/or answer your questions. No “banker hours” here! If we need a pre-approval for an offer on a Saturday, we can get it and not potentially lose the deal because we can’t get that all-important letter! And if there is ever a question or problem during a transaction, we can literally pop into each other’s office.
If you are unsure of if you qualify for a mortgage, talk to Denée. Not only will she be able to tell you what you qualify for, but she will also be able to guide you to improving your credit score, if needed. (Please do not ever pay a service to help you improve your credit score!) There is no obligation or charge to speak to Denée and get her advice!
It is important to contact Denée BEFORE house hunting for a number of reasons, the most important being:
- You want to be confident that you are looking in the right price range! It can be very frustrating, discouraging and a waste of your valuable time to look in a particular price range, only to discover the house payment will be more than you want. (Helpful hint: Many people qualify for more than they want to spend! Tell Denée what you want your monthly mortgage payment to be, and she can help you determine the right price range for you that way, too.)
- Looking online for the latest rates will not give you an accurate picture! The interest rates change all the time, and your loan rate is determined by many factors. Only a qualified lender can give you an accurate rate and explain to you all your options.
- In this market, being able to close quickly and on-time can often get your offer accepted over another offer. A seller’s agent is going to be more inclined to take a pre-approval from a highly respected lender vs an unknown internet lender or big bank with a terrible reputation for closing on time. There is also a way to get your loan started so that when we find you your home, we will be able to close quickly, if the sellers want that.
- Sellers will require a pre-approval. It is best to have this ready before house hunting, since we will have to move quickly when we find you “the” home you want to make an offer on. Once we find the home, all she has to do is plug in the address and provide us the letter. So unless you are paying cash, do not be offended if we want to be sure you have that pre-approval before spending a day looking at houses!
